Tempe-based Development Company Announces Two New Tenants
SunCor Development Company Welcomes Fidelity National Title and MetLife to Hayden Ferry Lakeside

TEMPE, Ariz. (Tuesday, June 24, 2008) – Tempe-based, SunCor Development Company has signed two new office tenants that are planning to move into the award-winning Tower II at Hayden Ferry Lakeside (HFL). These contracts bring signed lease agreements to nearly 90 percent of its office capacity.

Fidelity National Title Insurance Company, part of Fidelity National Title Group, will lease more than 23,500 square feet, occupying the 11th floor of Tower II. Fidelity, one of the nation’s premier real estate service companies, providing title insurance and other real estate-related products and services, currently occupies several Valley locations, including the Camelback Esplanade; it will be consolidating these locations into Tower II at Hayden Ferry Lakeside.

“Location, location, location is what drove our decision to consolidate our office to Tower II at Hayden Ferry Lakeside,” said Mary Lou Paulk, President and County Manager at Fidelity. “The immediate access to several Valley freeways and Sky Harbor International Airport, allows us to better serve our clients.”

Fidelity will move its more than 120 employees to its new location at Hayden Ferry Lakeside Tower II.

MetLife will lease 21,149 square feet, occupying the 6th floor of Tower II at Hayden Ferry Lakeside. This space will serve as a new location for a company sales office.

MetLife is a leading provider of insurance and financial services with operations throughout the United States and the Latin America, Europe and Asia Pacific regions.

The MetLife companies offer life insurance, annuities, auto and home insurance, retail banking and other financial services to individuals, as well as group insurance, reinsurance and retirement and savings products and services to corporations and other institutions.

MetLife will occupy the building beginning September 2008.

HFL Tower II Building Details
SunCor designed and developed Hayden Ferry Lakeside, Tower II to resemble a ship in harbor. This award-winning nautical architecture and spectacular lake views are highlights of Hayden Ferry Lakeside, Tower II.

The boat-shaped design of this 12-story building causes freeway and airplane noise to ricochet rather than bounce between buildings, and maximizes 360-degree views of the metropolitan Phoenix area.

Its unique lobby features soft lighting with backlit custom four-foot by eight-foot blue glass panels and a ceiling resembling the underside of a ship. These design elements make people feel like they are going through an aquarium. A blue neon mast lights the night sky in this gateway design.

Tower II is just one of several buildings in a 43-acre mixed-use, urban development project which will create five million-square-feet of office-commercial-retail-residential space along one mile of the south shore of Tempe Town Lake in Tempe, Ariz. between the Mill Avenue and Rural Road bridges.

HFL Tower II Leasing
As leasing activity began from bottom to top in 2006, the timeline to lease the building in 30 months is significantly ahead of schedule; the building’s office space is more than 90 percent leased within 12 months of completion.

Tenants come from well-established sub-markets to establish a new submarket. Most tenants do an analysis – and find that Hayden Ferry Lakeside is a central location for their employees and clients.
