SunCor Development Company Begins Pre-leasing Hayden Ferry Lakeside Tower III

TEMPE, Ariz. (Oct. 2, 2008) – Tempe-based SunCor Development Company (SunCor) is now pre-leasing Hayden Ferry Lakeside Tower III, the third commercial office tower built within Hayden Ferry Lakeside, a mixed-use urban project.

Hayden Ferry Lakeside Tower III will be a Class “A” office tower featuring 250,000 square feet of space, underground parking on prime real estate near Tempe Town Lake and Tempe Beach Park. The building will be located on the northeast corner of East Rio Salado Parkway and Mill Avenue, which was recently named one of the three hottest intersections in Metropolitan Phoenix by Urban Land Institute.

“Hayden Ferry Lakeside Tower III will be a prominent and landmark structure. This building will have supreme lake and park views at the northeast corner of Metropolitan Phoenix’s third most prominent intersection, East Rio Salado Parkway and Mill Avenue.” said Tom Knoell, senior project manager for SunCor.

SunCor designed and developed Hayden Ferry Lakeside Tower III to compliment the other award-winning buildings with nautical architecture and spectacular lake views at Hayden Ferry Lakeside.

The finishing-touch of Hayden Ferry Lakeside Tower III will be a dramatic 10-story silo-shaped feature at the northeast corner of Rio Salado Parkway and Mill Avenue. DAVIS Architects, the project’s architectural firm, is investigating the possibility of including an innovative light-show along the silo that will be used as a New Year’s Eve ball drop.

Hayden Ferry Lakeside is home to major commercial tenants including KPMG, MetLife, Smith Barney, Raymond James and Fidelity National Title Insurance Company.

In September, MetLife relocated and consolidated several offices from around the Valley in the 12th floor of Hayden Ferry Lakeside Office Tower II. And, earlier this year, Fidelity National Title Insurance Company moved its more than 120 employees to its new location in the same building.

“Relocating our corporate headquarters from the Biltmore Financial District to Hayden Ferry Lakeside has exceeded our highest expectations,” said Mary Lou Paulk, President, Maricopa/Pinal/Coconino County Manager of Fidelity National Title Insurance Company.

Since breaking ground on the Hayden Ferry Lakeside project in 1999, SunCor has developed two commercial office towers, two luxury condominium towers, a ten-level (2,500 car) parking structure with an adjoining three-story mixed-use urban loft office building at the site.

There are plans in the works for additional commercial and residential structures.

Hayden Ferry Lakeside Tower I is owned by Arden Realty, Inc. and was sold by SunCor in 2005; Hayden Ferry Lakeside Tower II is owned by HF Lakeside II, LLC, a subsidiary of Sumitomo Corporation of America and was sold in June 2008.

The 40-unit Edgewater condominium tower is fully sold and occupied. A second 12-story condominium tower, Bridgeview, was completed in January 2008, with nearly half its 104 luxury condo units pre-sold.

Hayden Ferry Lakeside is a 43-acre, five million square-foot development of office, commercial, retail and residential space along one mile of the south shore of Tempe Town Lake in Tempe, Ariz.
